Our guiding principles for how we approach real estate development:

We don't believe in doing so-called Greenfield development, but instead focus on urban sites: Brownfield, in-fill, or rehab and restoration. We create projects that build, enhance, and reach out as an Enveloper®  to our community. We believe that each new development should improve our knowledge and ability to deliver high-performance constructions. We believe that sustainable development entails a triple bottom-line approach to performance, involving economic yields, environmental stewardship, and social liability.  All our developments must meet minimum thresholds along all three axes. We build to a minimum of LEED standards (Leadership in Energy and Environmental Design) developed by the U.S. Green Building Council. We use local labor and local materials wherever possible. We believe our product offerings should be durable and long-lasting, aesthetically beautiful, with an effort to create a certain timeless beauty, while remaining true to its contemporary vernacular. We believe that growth (our own growth and community growth) has a certain natural, organic pace to it that must be followed. We believe in the uniqueness of every project and take an artisan’s or craftsman-like approach to shaping it. We aim to become sustainable in every thing we do.  

How it all Happened
In 2002, we held an internal meeting, facilitated by author/philosopher Paul Hawken and visionary developer John Knott. At a pivotal moment, John asked, "OK, why are we here? How can we help you?" One of us replied, "You know, I can’t take pride in being part of what we are doing to our landscapes and communities. I’d rather divest of the business and invest in a socially responsible fund." This wasn’t a new issue. Since the '90s, we’d wrestled with how to practice real estate responsibly. After a long silence as the elephant in the living room was acknowledged, Paul Hawken said, "Why hand over value you’ve built over decades to someone who’ll make his or her own decisions about what is important? Far better to control those resources yourself, and put to work values that matter to you." The next day, we developed a set of principles for how we would approach real estate development (listed above).
